Nyárfás dűlő — homes around the pond

A spring rises at the low point of the land, and the two old poplars of the former orchard still stand — by the deck now, leaning over the water. We did not dig the pond: we kept the spring and planned everything around it. Nineteen homes face the water: seven terraced houses in two stepped rows, the three-storey Lake House with six flats, the Spring House of the second phase with four more, a villa on the south-east shore and an L-shaped house on the west.

The ground falls towards the pond and the plan does not hide it: the rows step 1.7 metres from house to house on the slope, party wall against party wall. Cars stay on the southern edge — eight spaces by the gate, five more on the east side — and the middle of the site belongs to people on foot: a promenade rings the pond, and every house path, the gravel beach, the playground and the deck branch off it.

Handover of the first phase starts in April 2027; the Spring House follows in 2028, and we are taking registrations of interest for it now. The lanes, the services, the park and the fencing are in the price; from then on the shared grounds are maintained by the nineteen owners between them.
