Birsalmás udvar

Two duplex houses in a Paloznak garden on the edge of Kendereskert — the invented address is Birsalmás köz 1–2. The houses do not stand in a pair: they slide past each other diagonally, so no window looks into another, and in the slanting space between them sits the heart of the courtyard — a palm-sized reflecting pond with a bench in front of it, and behind it the two old quince trees the place is named after.

The garden falls towards the street. The ground-floor flats have private garden plots (60 and 90 m²); the upper flats have panorama terraces: thanks to the slope, the upper level sees out over the rooftops — and the price list says so. The car pulls aside just inside the gate, four spaces along the western fence; the rest of the courtyard is on foot.

Masonry construction, heat pump, underfloor heating, an AA+ certificate. Handover is March 2027; two of the four homes are already taken. We will send the draft contract and the technical specification on request.
